Job Summary: The Maintenance

and Technical Manager will be responsible for overall coordination of all

maintenance activities for assigned properties within the respective property.


Key Duties and Responsibilities:   


·        
Manage work being done by contractors to ensure it

is completed within the right time, cost & at the highest quality.


·        
Coordinate routine maintenance works by staff.


·        
Obtain and analyse quotations from contractors &

make recommendations on the selection strictly adhering to the KFU procurement

policy.


·        
Assess and advise on repairs and make requisitions

for materials and fittings required.


·        
Manage administrate small property improvement

projects within the portfolio assigned.


·        
Support respective property managers and Head,

Maintenance in preparing budgets for routine maintenance and property

improvements.


·        
Guide on service contracts on issues of security,

generators, water testing and analysis, lifts, CCTV, electric fences etc.


·        
Work closely with the head of maintenance and

procurement Officer on which contractor to award works based on balance between

contractor’s ability to deliver acceptable quality & reasonable costs.


·        
Ensure works are done as per specification and make

recommendation to Head Maintenance.


·        
The job holder will assess the conditions of

equipment, installations, machinery and advice management on upgrades,

installations and suitability


·        
Attend to breakdowns and building and other machine

failures.


·        
In charge of designing maintenance schedules, plans

and programs and checklists.


·        
Ensure maintenance of machinery installations and

buildings is done as per the schedules and requests made.


·        
Implement and enforce compliance to health and

safety standards.


·        
Verify and certify works to ensure works are done as

per required specifications and standards.


·        
Ensure timely requisitioning of works needed and

repair or troubleshooting.


Key Performance Indicators: 


·        
Ensure the buildings are well maintained to attract

good tenants/customers and in return a good income for both our landlords &

KFU


·        
Quality of repairs which are also cost effective ensures

that the customers are satisfied and both our clients and KFU get value for

their money


·        
Cordially attending to our customer’s problems in

the shortest time improves customer satisfaction and their working relationship

with KFU & our landlords


·        
Depending on the condition of the property

maintenance works usually takes between 18% to 28% of the income of the property


·        
Handles an assigned portfolio comprising  a mix of 

residential, commercial and retail properties


Qualifications, Skills and

Experience: 


·        
The applicant should hold a Degree in Civil,

mechanical and electrical engineering or construction management or related

discipline.


·        
At least two years’ experience in Construction

management and maintenance Works.


·        
Additional training in engineering, building

construction technology and management including contract law, cost

administration and management


·        
Good working knowledge of laws, regulatory standards

& contractual agreements in construction projects


·        
Good knowledge of the building code and the national

maintenance policy


·        
Working knowledge of key suppliers, prevailing

market prices & players in the construction industry.


·        
Computer literacy skills


·        
Working knowledge in interpreting engineering and

architectural drawings and plans.


·        
Office practice in contract procurement procedures

and administration.
